Customized Services:

 

Landmark will customize its services to meet your specific needs.  We can track and schedule your Annual/Initial/Special inspections and re-inspections, send all notifications, track abatements, perform Quality Control inspections, incorporate additions in your Administrative Plan, and coordinate with your staff.

 

Maintain Access to Your Inspection Information:

 

Landmark will work within your software system to enable you to keep all of your inspection information in-house.  This will ensure that your staff has access to all information 24/7 and does not have to go to an outside system to obtain it.  Landmark Inspection Services, LLC is well-versed in utilizing HAB, Visual Homes, HAPPY, and TenMast systems.  Landmark’s state-of-the-art computer system has the capability to provide real-time inspection reporting.  Landmark’s Contract Manager will work with your software company representatives to make sure that all facets of the inspection process go smoothly.  Using remote access, we schedule the inspections, input the inspection reports, complete letters, and pull reports. 

 

Landmark Inspectors:

 

Landmark has a fully equipped, talented staff that are Certified Specialist of Inspection Housing Quality Standards (CSI-HQS) and are cognizant of local codes, HUD regulations, Section 504 regulations, and The Americans with Disabilities Act.  We only employ HQS Certified Inspectors.   Landmark Inspectors will incorporate all directives published in the Housing Authority’s Administrative Plan into their daily routines.  We require all of our inspectors to receive HQS classroom training, HQS field training, and to take HUD’s online lead based paint training.  When an inspector first starts with Landmark, he/she is shadowed by the Chief Inspector until being ready to perform inspections independently.  This way we make sure that his/her job performance adheres to all of the contract requirements.  We perform monthly Quality Control inspections, and inspectors are re-trained on an ongoing basis and must obtain continuing education credits on a yearly basis. 

We use E-Verify to confirm that all employees are eligible for employment, require a criminal background investigation prior to employment, conduct periodic drug testing of staff to ensure a drug free workplace, and perform employee evaluations on a quarterly basis to ensure that satisfactory standards of employee competency, conduct, courtesy, appearance, honesty, and integrity are being upheld. 

 

The HQS Inspection:

 

Landmark Inspection Services, LLC will utilize Housing Quality Standards regulations 24 CFR 982.401, lead based paint regulations 24 CFR Part 35, Subparts A, B, M and R, the HCV Guidebook 7420.10G (HQS

Chapter 10), Housing Inspection Manual: Section 8 Existing Housing Program HUD 605-H Inspections Checklist HUD 52580 form and the Housing Authority’s Section 8 Administrative Plan (HCV units) when performing your HQS inspections. 

During each Inspection, the Inspector will look at the Living Room, Kitchen, Bathroom, all other rooms used for living, all secondary rooms not used for living, Heating & Plumbing, Building Exterior, and General Health & Safety.  The Inspector will look at the following thirteen performance requirements:  sanitary facilities, food preparation and refuse disposal, space and security, thermal environment, illumination and electricity, structure and materials, interior air quality, water supply, lead-based paint, access, site and neighborhood, sanitary condition, and smoke detectors. 

 

Landlord and Agency Education/Training:

 

Landmark Inspection Services, LLC attends your owner meetings to provide owners with information on the Housing Quality Standards and any agency additions to the HQS. Landmark also provides a combination of classroom and field training for agency staff to provide them with hands-on inspection experience.  We can also customize our training to the needs of your agency.
